How Much Does Roof Repair Cost?

Roof repair pricing frustrates people because the honest answer is a range — and the range is wide, because "roof repair" spans everything from clipping one tile back into place to rebuilding a valley. What you're actually paying for

Three ingredients: access, labour and materials — usually in that order of significance. Materials for most repairs are modest (a few tiles, a length of lead). Labour scales with the fiddliness of the fault. Access is the quiet variable: work at a two-storey ridge or around a chimney may need a tower or scaffold, and that can cost more than the repair itself. It's why bundling jobs — ridge work plus repointing while the access is up — is genuinely economical rather than upselling.

The usual bands

As honest guidance rather than quotation: replacing a few slipped or broken tiles sits at the small end. Flashing repairs and ridge re-bedding are mid-sized jobs, driven by length and access. Valley relining and substantial chimney work are the larger repairs — proper day-or-more jobs with real materials in them. The false economies

The cheapest quote is often the most expensive decision: mastic smeared over failed lead, flashing tape as a "permanent" fix, mortar slapped over crumbling bedding. The other classic is repairing the symptom rather than the cause — a stain treated while the entry point keeps feeding it. Diagnosis first is not an optional extra; it's what makes the repair worth paying for.
