Flat roof repair starts with a question pitched roofs rarely pose so starkly: is this covering worth repairing? Because flat coverings are single skins with finite lives, the answer is genuinely sometimes no — and a roofer who patches a finished roof without saying so is selling you the same visit annually.
The faults we repair with a clear conscience: local splits and punctures, lifted or failed joints in felt, blisters that have opened, cracked GRP at trims and upstands, failed edge trims letting water behind the fascia, and flashing failures where the flat roof meets a wall. All are honest repairs on a covering with life left in it.
The faults that tell the truth about age: crazing and blistering across the area, bare felt where the mineral surface has gone, ponding that returns within hours of rain, and a deck that feels soft or springy underfoot — that last one means water is already in the structure. There we'll quote the repair if one exists, and the replacement alongside, with our honest recommendation.

Repair or replace
Rules of thumb we work to: one fault on a covering under two-thirds of its expected life — repair. Multiple faults, or a covering past its era (any mineral felt from the last century qualifies) — price both ways, lean replacement. Water in the deck — replacement, because no covering fixes a wet structure. And on garages, where a season\'s grace is sometimes all that\'s wanted, we\'ll say plainly what a cheap patch will and won\'t do. Related: water coming through the ceiling.
